Enugu Assembly Moves to Protect Tenants from High Rent Fees

The Enugu State House of Assembly is working on a new law to make renting a house easier and fairer for tenants. This bill, introduced by Okey Mbah, a lawmaker representing Nkanu East, is aimed at stopping landlords and agents from overcharging tenants with extra fees.

What Does This Law Say?

Right now, when people rent a house in Enugu, they have to pay several extra charges, including agent fees, legal fees, and caution fees (a deposit for damages). Many people have complained that these charges are too high and unfair. If this bill becomes law, it will:

  1. Stop caution fees – Tenants will no longer have to pay extra money as a security deposit.
  2. Limit agent and legal fees – These fees will not be more than 10% of the total rent. For example, if a house costs ₦500,000 per year, the agent or lawyer can only charge ₦50,000.
  3. Punish those who overcharge – Anyone caught demanding more than the allowed fee will either pay a fine of ₦500,000, go to jail for six months, or both.
  4. Protect tenants from unfair eviction – The bill will set clear rules on how and when a landlord can ask a tenant to leave. This will stop landlords from throwing out tenants suddenly or illegally.
  5. Regulate house agents – Anyone who wants to work as a house agent or property manager in Enugu must get a permit from the Enugu State Housing Development Corporation. This permit will have to be renewed every year.

Why Is This Important?

Many people in Enugu struggle to afford rent because of these extra charges. By making this law, the government wants to protect renters and ensure that landlords and agents follow fair rules.

Speaking to journalists, Mbah said this law is what the people of Enugu want. He also believes that most lawmakers will support the bill so it can become a law soon.

If the law is passed, renting a house in Enugu will become more affordable and fair for everyone.
